Island buyer's guide

What to consider before you buy

Waterfront is not one category

Gulf-front, bayfront and canal-front homes offer different views, exposure, dock potential and insurance considerations.

Condo rules shape the experience

Review rental policies, reserve funding, assessments, pet rules, parking and building projects—not only the monthly fee.

Boaters should start with the route

Confirm water depth, bridge clearance, dock condition, lift capacity and the time from your canal to open bay or Gulf water.

Test the trip at the right time

Bridge and seasonal traffic vary. Drive your likely route to work, dining, airports and everyday errands during peak season.

Build an island search around your life

Tell us whether the priority is sand, a dock, walkability, rental flexibility or a lock-and-leave building. We can narrow the islands—and the individual streets and buildings—before you spend a day touring.

Local questions

Sarasota Islands FAQ

Which Sarasota island is most walkable?+

Lido Key offers the strongest combination of beach access, St. Armands dining and shopping, and proximity to downtown. Parts of Siesta Key near the Village are also highly walkable.

Which key is best for boating?+

Bird Key is especially prized for deep-water access and its position on Sarasota Bay. Longboat, Lido and Siesta also offer excellent canal and bayfront options; the best fit depends on draft, bridge clearance and preferred route.

Are there condos on all four islands?+

Longboat, Lido and Siesta Key offer broad condo choices. Bird Key is primarily single-family residential, making it a different, lower-density ownership experience.

Can I rent an island home seasonally?+

Rental rules vary by municipality, neighborhood and condominium. Verify the current local regulations and the specific association documents before treating rental income as part of a purchase decision.
